Innovate Green Office, Leeds

This project at Thorpe Park in Leeds represents a major challenge to the UK property industry. The brief to provide office accommodation to a standard developer specification with extremely low carbon emissions resulted in the first speculative, genuinely sustainable building in the UK. At the time the building was awarded the highest ever score under BREEAM and set the benchmark for the new Outstanding rating.

The building demonstrates a whole range of novel technologies for energy conservation including passive solar heating, active floor slab cooling, mixed mode ventilation and CHP. Resource conservation is addressed with a very high proportion of recycled materials in the construction, rainwater recycling and the use of vacuum rather than water-based drainage. The Carbon emissions achieved in this comfort cooled building are substantially lower than anything else achieved before and are on a par with the best naturally ventilated buildings. The building will emit Carbon equivalent to just 16 houses in a year compared to 75 houses for a conventionally air conditioned office.
