King Shaw Associates provided the environmental and building services design for a comprehensive refurbishment of a pair of listed Victorian town houses as a private office.

The building is completely mechanically ventilated and comfort cooled to permit year round use without disturbance from the street. Multi-foil insulation was incorporated in the works to the roof to improve the building thermal performance, whilst the windows were fitted with virtually invisible secondary double glazing.

Integrating the necessary services within the existing floor depths involved extensive co-ordination with existing and new structure. There was no space for conventional air conditioning equipment, so the design for comfort cooling pioneered the use of micro-bore cooling pipework embedded in the plasterboard ceilings. The ceilings provide near passive cooling using cool water circulated from a deep borehole without resorting to a conventional roof-top chiller which was ruled out by noise and planning concerns.
